Proposed Session Description
Commercial Real Estate Buyers and Investors are typically focused on "Value Add" as their core acquisition principle. Typically this means finding properties that can be increased in Value through additional development rights, renovations and/or repositioning of commercial into residential space. Rarely do such Buyers and investors focus on Smart Building Upgrades as another and potentially greatest value add opportunity. Smart Building Upgrades will lower utility and operating costs while increasing NOI and Valuation. When conducted with 100% low cost financing and no out of pocket cost, they can provide virtually infinite ROI. And in the age of growing low Carbon mandates and ESG scoring, they can eliminate regulatory liability.

Commercial buildings emit 29% of all global carbon emissions. If those carbon emissions are not significantly reduced asap, all of the other efforts around the world to mitigate the worst impacts of our Climate Crisis will be minimal. And as we know it is the poorest and least represented people around the world who will suffer the most.

Our fundamental value proposition of turning carbon emission reduction liabilities into a very profitable value add proposition for Building Owners is not well understood as most building owners view the growing carbon reduction mandates as just another expense that they will need to manage.

It is critically important for private building Owners to understand the huge Value Add potential of Smart Building Upgrades paid for with 100% low cost financing. We will not be able to avoid the worst impacts of our Climate Crisis unless there is widespread upgrade of commercial buildings into 21st Century standards of energy, environmental and financial performance. The threat of fines and regulatory liability alone will not get us there as commercial property owners are famous for finding workarounds and stalling tactics. Only when such Owners understand the tremendous business proposition of such building upgrades will we see the necessary transformation that is eminently achievable today.
