Ben Igoe, National Commercial Market Director, is responsible for client relationships within the Commercial Market. With two decades of experience in real estate development as a builder, project manager, and principal developer, he is passionate about energy-efficient design and has played an active role in developing energy-efficient projects in New York City and beyond. Ben developed one of the first multi-family residential projects to the Passive House standard in Brooklyn in 2010 and has since completed or is currently building over 300 units in three certified projects.
Proposed Session Description
In NYC, where buildings are responsible for two-thirds of total greenhouse gas emissions, developers and designers must consider environmental impact as well as the financial and aesthetic effects of their projects. Ben Igoe will illustrate techniques used to create a higher standard of affordable comfort at Flow Chelsea, 211 West 29th St., the largest mixed-use Passive House project in mid-town Manhattan. The 24-story building’s forward-thinking design and commitment to quality and environmental sustainability led to higher rents for the developer, quicker lease-up, and improved marketability of the building
Diversity and Inclusiveness
The case study discussed in the proposal was built through the Inclusionary Housing Program in NYC. It features 55 brand-new luxury residential apartments, of which 17 were opened to a rare affordable housing lottery, well below the median rent in the neighborhood.

Full Description
This session will help answer an essential question; how to bridge the gap with the owner’s rep and the client between a code-compliant project and a high-performance project. Using Flow Chelsea as a case study, Ben will demonstrate how to navigate the regulatory and financial complexities associated with low energy projects. In addition, he will show the cost savings passed on to the tenants, while the developer benefits from higher construction standards with a more durable building and will have lower operating costs and happier tenants.
Attendees will leave with a deeper understanding of the long-term benefits of low energy residential buildings, including increased interior environmental comfort, acoustic comfort, and improved resident productivity and health.
