Proposed Session Description
This session details the design and construction challenges inherent in a high performance remodel and addition to a modest single family residence in Arlington, Massachusetts, to be completed in winter 2021. The project team sought practical, affordable, and reproducible solutions to meet project goals of net zero energy, minimizing embodied carbon, and electrification. We aspire to broaden the toolset of owners, designers, and builders by sharing our approaches to permit approval, structural design, building envelope, window specification and installation, and HVAC. Local zoning regulations and a non-conforming existing structure proved to be major obstacles to desired envelope upgrades. We will suggest methods of navigating zoning constraints to attain a high-performance remodel.

Comments about your speaker roster
We understand that NESEA recommends no more than two speakers for a 60 minute sessions. We expect the owners to speak only briefly, however, but consider their perspective to be valuable. We might have the two clients speak together if possible: Marjorie Woodwell and Woody Swan (woodyswan@comcast.net).
Anything else you'd like to tell us about your session proposal?
If the virtual session format allows for polls, we could add some. We are hoping to have some performance data, including PV production and electricity use, by the time of the conference.

This session addresses a major challenge of meeting the Massachusetts climate goals by 2050: how to cost-effectively upgrade the energy performance of existing housing stock in mature inner suburbs. The session will propose affordable, scalable solutions to common challenges encountered by architects designing and contractors constructing residential remodels and additions.
