Not all future housing developments can be new multi-family or the retrofit of existing structures. Single family housing developments are and will continue to be part of our land development patterns. With this understanding, it is essential that we create single family developments that model best practices with respect to operational carbon and embodied carbon in building materials, as well as high performance building practices. The climate crisis demands that single family developments maintain a sharp focus on carbon. The Catskill Project is such a project; it establishes a paradigm for zero carbon single family development. Beyond carbon, The Catskill Project embodies regenerative design: - choosing materials and building systems with circular economy in mind - milling our flooring from trees that had to be harvested on site - utilizing manufactured high-performance building panels, with the capacity to be dismantled and reused - onsite solar generation with batteries, EVs, and smart controls allow off-grid functionality - protecting wetlands and watercourses with a conservation easement; managing run-off so that regional watershed is protected - maintaining forests that contribute on a regional level to improving both air and water quality, in addition to being a carbon sink - Homeowner Association’s bylaws codify the relevant environmental standards that contribute to the community’s overall relationship to the ecosystems within which it participates.

Full Description
In most regions of the country outside urban areas, muncipalities establish zoning regulations based on long-term comprehensive plans. Single family housing is generally imbedded in the zoning regulations that respond to these comprehensive plans. This land development pattern will not change quickly. There needs to exist, simultaneously, both the political will and aligned market forces to set in motion the public actions required to substantially modify comprehensive plans and then zoning regulations. We must, therefore, accept, recognize, and focus on single family developments as important areas of work with respect to operational carbon and embodied energy within materials. It is our hope that this session will reinforce this understanding for some attendees, and change the minds of those who do not believe that single family developments warrant the attention
