The chief goal of Local Law 97 is to reduce building-based emissions 40% by 2030 (from a 2005 baseline). Regrettably, many have no clue nor the time to consider where to begin. The good news is, those who investigate frequently identify that cooling and refrigeration are the #1 & #2 sources of electricity consumption. Digging deeper, they then may learn of the numerous good solutions, from adding simple controls to retrofits (like VRF) to costly upgrades. However, most of these projects take forever to break even. Worse, they may be complex, take a long time to implement, require significant planning and oversight, and adversely impact management and personnel time. The objective is to identify the ideal project that: - offers biggest bang for the smallest investment; - is simple to complete; - delivers the quickest time to value; - produces the shst payback period; and - creates the most positive (or least negative) impact on personnel. Preventive Maintenance (PM) fits quite well because it is frequently overlooked, By combining PM with a revolutionary add-on device, you have an unbeatable recipe for success, especially since the device by itself prevents wasting 40% of the energy used for cooling and fits the 5 criteria listed above.

80 percent of NY State commercial buildings were not designed to be energy efficient.
