Proposer Additional Info
After being a project manager and construction manager in the commercial markets for 20 years, I started working for Avesta Housing in the Asset Management division of Maine's leading affordable housing developer. For the last 10 years at Avesta, I've overseen construction services in all phases of design, budgeting, and construction management for new developments, adaptive reuse, and major rehabs within the real estate development division throughout Maine and New Hampshire. I manage a team of owner’s reps responsible for all facets of construction. Combining operational savings and resident comfort has been my focus in producing over $200M worth of quality buildings for people in need. I received the PHI-certified passive house consultant certificate and recently completed the PHIUS Certified Builders Technician Training. I'm a member of the Maine Governors Climate Action Committee and Efficiency Maine’s Low-Income Advisory Group, as well as the Sanford Housing Advisory Board Member. I am also a former adjunct professor at Southern Maine Community College.
Proposed Session Description
One Man, One company, Working One decade, will present real data of over 20 multifamily buildings constructed over a 20-year period showing how high-performance building envelope & mechanical duct approaches have on the Operational Costs Per unit for Energy Usage, BTU Usage per unit, BTU Usage per SF and CO2 Emissions per SF. It will highlight a 57K SF building that went from a Pretty Good House to a Passive House at 90% of CDs. It will also show how these lessons learned were implemented.
Diversity and Inclusiveness
I believe safe, affordable, and comfortable housing is essential to an equitable society. The message is that Avesta Housing provides a place where people have the best opportunity to live their best lives. Providing quality for people less fortunate is my mission, and I'm proud of it. We have set the bar high on construction for years, before energy jargon took root, and the data shows it. We have a DEI committee in our organization who struggles to figure their message. For me, it's simple. The buildings I oversee are the shining example of how we do our part in answering Diversity- because we do not discriminate, Equity - because we build high quality homes for all, despite income status, and Inclusion - because of our collaborative approach with internal and external stakeholders in the design of our buildings. To me buildings equate DEI or not.
Learning Objectives
High performance building envelopes yield lower energy usage.
Learn the importance of envelop detailing and see the results from actual CFM blower door test results of over 10 buildings.
Learn the impact of dehumidification on a non-cooled building.
Understand the consequences of poor duct design and how to duct design can impact a building schedule and effectiveness

Comments about your speaker roster
I am comfortable in front of an audience and am passionate about the work I do. Building homes in Maine & New Hampshire for people in need.
Anything else you'd like to tell us about your session proposal?
The data is so important for people to see. It is inspiring for those in the industry to see that their efforts are working and why they need to continue to do good things. I hope that you give me the opportunity to share this with the NESEA audience. If you want to discuss any of the information, I've shared please let me know and I will adjust my presentation to best suite the conference's goals. Sincerely, Todd Rothstein

Full Description
As the saying goes, the proof is in the pudding, well I have it and want to share it. Ten years ago, Avesta started to question the over engineered approach to energy savings. Redundancy and complicated mechanical systems made managing a project costly and difficult for staff. Was there another way to improve operational savings and simultaneously improve resident comfort? Let's face it, who doesn't want to have indoor air temperatures like Cancun, everyday? We started looking at simplifying the mechanicals in favor of detailed air sealing and insulation as a better solution. After a five-year period, we analyzed the data using the usage data from local utilities to see if our approach made "cents" (not a typo). The results yielded energy & usage reductions between 33% - 66% from older building stock. This presentation is important for the casual observer and the high-level practitioner to see that building science approaches work in conjunction with efficient mechanical design to achieve a high-performance building. Design teams need to see this for when they meet new clients to assure them that the approach works.
