Proposed Session Description
Capital planning has always been an integral part of a building owner’s strategy, but with NYC’s Local Law 97, gas moratoriums, and a shift towards electrification it is now more important than ever to have a long-term strategy that dives deep into many solution options. In this session, you will hear from three service providers who produced a two-part electrification feasibility study and capital planning project for a superblock with twenty multifamily buildings and two commercial buildings all within the same portfolio. This session will look at the different integrated solution options and technologies--such as geothermal, thermal storage with energy sharing, and VRFs--based on the building type, the lessons learned from the feasibility study process, and how buildings can work together to drive energy savings.
Why is this session important?
For sustainability professionals, there’s a delicate balance between recommending technologies and systems that we know to be right for the environment while also making sure a project is economically feasible. This multi-phase electrification feasibility study and capital planning project clearly shows the importance for owners to pause and conducta study that will provide them with comprehensive options. While many building owners are trying to learn on the fly in preparation for the upcoming Local Law 97 carbon emissions requirements; some are also faced with lower-than-desired Local Law 33/95 building energy grades. In this environment, it may seem daunting to properly select and plan the next round of capital expenditure for a property which can leave owners grasping at solutions without considering all of their options. Rather than quickly jump to install or replace systems that may cost them more in the long run, it is our responsibility to guide building owners to solutions that will provide a return on their investment while working towards reduced carbon emissions so they do not paint themselves into a corner.
Learning Objectives
Explain the importance of investing in long-term capital planning.
Understand why feasibility studies are critical to planning for Local Law 97.
Understand the importance of evaluating different technologies, including the potential to utilize waste heat, to serve other energy requirements via thermal storage to reduce energy costs and carbon emissions.
Understand how to address early replacements if a newer system does not help the property meet Local Law 97 carbon emissions requirements.

Comments about your speaker roster
Mark Ginsberg and Jared Rodriguez have spoken/presented on countless panels. Both always bring a wealth of knowledge and interactivity to sessions. We can recommend a moderator who is familiar with the panelists and project (David Sachs, Vice President, New York, of Bright Power) but are also happy to have NESEA suggest a moderator. We have spoken to Dave and he would be happy to moderate.
Anything else you'd like to tell us about your session proposal?
While we think this conversation would be most interesting formatted this way, we would be open to focusing on at least technologies (e.g. thermal storage for energy sharing, geothermal, etc.) based on the content mix NESEA is looking to have for the conference.
